Geoffrey Perusse serves as General Counsel to Urban Land Development.
In this position Mr. Perusse oversees all legal matter for the company. He also is a partner in the Private Funds and Investment Management Practice of Rimon Law where he counsels businesses in connection with private capital raising, private fund formation, investment activities, securities regulation and compliance matters.
Mr. Perusse started his career in the Menlo Park, California office of Davis Polk & Wardwell LLP and spent over a decade at Allen Matkins Leck Gamble Mallory & Natisis LLP in their San Francisco office. Most recently he was a partner at VLP Law Group LLP.
Mr. Perusse is a graduate of Colgate University where he received his B.A. in International Relations. He received his J.D. from Washington & Lee University where he graduated Cum Laude. He is an active member of the California State Bar.
Bill Lee joined Urban Land Development as a Senior Advisor in 2015.
Mr. Lee worked for the City and County of San Francisco for over 28 years in a wide range of disciplines. He has served for more than ten years as the Chief Administrative Officer/City Administrator for San Francisco by three different Mayors. In addition to his administration role, he was on the Planning Commission for twelve years and served on San Francisco’s first Commission on the Environment. In addition to his public service, Mr. Lee worked for FMC Corporation and Allied Chemical Company. He has been fortunate to have served on the Bay Area Economic Institute Board, and the San Francisco Visitor and Convention Bureau, now San Francisco Travel.
Mr. Lee has a Bachelor of Science degree from the University of Maryland in Chemistry and Master’s degree in Toxicology from the University of San Francisco.
AJ Shaffer, Financial Controller, is the third-party controller for Urban Land Development and its affiliates. Mr. Shaffer worked for KPMG (a Big Four accounting firm) and was engaged in financial reporting, partnership taxation, and business planning.
Mr. Shaffer is a graduate of Biola University in Los Angeles and holds the designation of CPA.
Raymond Wong is Senior Administrator at Urban Land Development.
Mr. Wong manages the accounting and administrative services for Urban Land Development. With over 12 years of experience in commercial real estate and hospitality administration, Mr. Wong oversees the daily administrative services for commercial development projects and property management.
Mr. Wong graduated from the Le Cordon Bleu College of Culinary Arts, San Francisco with an Associate of Occupational Studies Degree in Hospitality Business Management.
Melvin Mendaros, Senior Associate at Urban Land Development, has over 10 years of experience performing financial analysis and evaluating land-use for real estate projects. He is responsible for executing the firm’s acquisition and disposition strategy, which include sourcing and underwriting new deals,and closing capital transactions. He is also responsible for driving the submission of entitlement for existing projects.
Prior to joining Urban Land Development, he worked at a privately-held mortgage banking firm where he managed loan originations and securing new warehouse credit facilities. He also worked at the Office of Finance and Budget Management for construction projects for the City and County of San Francisco.
Mr. Mendaros graduated from the University of California, Berkeley where he earned a B.A. in Legal Studies with a minor in City Planning.
Ajai Zecha, Director of Urban Land Development, is responsible for the oversight of design and hospitality management.
Mr. Zecha served under his father Mr. Adrian Zecha, as the Director of Development for General Hotel Management, Ltd. He actively managed the real property and business development of top luxury hotels and destination resorts in Asia, Middle East and Europe.
He also co-founded Vasati Development Group to expand GHM’s portfolio into urban in-fill development residential projects throughout Asia and the United States. Other ventures in his portfolio of investment include Dim-Joy and Graffeo Coffee Roasting Asia.
Mark Young oversees Property and Asset Management at Urban Land Development.
With more than 15 years of experience in real estate development and asset management, Mr. Young manages the acquisition and development strategies for real estate projects. He held roles as Portfolio Manager, Head Trader, Credit Research, and Risk Manager for Prudential Asia Fixed Income Fund Management in Hong Kong and New York where he was responsible for setting up and managing four Asia based fixed income hedge funds comprised of over US$250 million in assets. In their best performing year, their fund achieved the single highest return in company history in its asset class, beating its benchmark by 6 percentage points. In addition, he advised on global transactions for Prudential Investments totaling over US$200 million.
Mr. Young is a graduate of the Haas School of Business at the University of California, Berkeley, with an emphasis in International Business.
CHIEF FINANCIAL OFFICER
Gary Hsueh, Chief Financial Officer of Urban Land Development, has over a decade of experience in a variety of operations and corporate finance roles.
Mr Hsueh spent over 6 years at Conexant Systems and Cisco Systems, where he was responsible for managing large, cross-functional teams focused on manufacturing and operations. Following his tenure at Cisco, Mr. Hsueh was a Vice President in the technology investment banking division at Goldman, Sachs & Co., where he closed over 20 M&A and financing transactions; including negotiating and structuring mergers and acquisitions, divestitures, joint ventures, equity investments, initial public offerings, convertible bonds, and other corporate debt. While at Goldman Sachs, he worked on some of the largest and most notable transactions in the industry, including the Skype divestiture from eBay to an investor consortium for $2.75bn, the subsequent sale of Skype to Microsoft for $8.5bn and the Tesla Motors $226 million Initial Public Offering.
Mr. Hsueh holds an MBA from the UCLA Anderson School of Management and a BS in Industrial Engineering from the California Polytechnic State University, San Luis Obispo, where he graduated with honors.
Susan Sagy, Managing Director of Urban Land Development, has over 25 years of real estate experience.
Throughout her career she has developed and repositioned over 3.8 million square feet of commercial and mixed-use product valued at over $1.5 billion. Prior to joining Urban Land Development, Ms. Sagy was Co-CEO and Co-Founder of W3 Partners. Prior to forming W3 Partners, Ms. Sagy was Managing Principal of Broadreach Capital Partners where she was responsible for development and re-development projects in the Western United States. Prior to Broadreach, Ms. Sagy was regional leader for Equity Office Properties (“EOP”) West Coast Development Investments Group, responsible for development and asset repositioning projects as well as land disposition efforts in California. During her EOP tenure, she led $756 million of development projects and transactions totaling 2.0 million square feet, including the closing of the Barclays Global Investors headquarters lease for 324,000 square feet. Before joining EOP, Ms. Sagy was Vice President of Development for Spieker Properties where she led a team of development and construction professionals.
Ms. Sagy received a Bachelor of Arts from Tufts University and is an active member of the Urban Land Institute, NAIOP and Lambda Alpha. She is a member of ULI’s San Francisco District Council Executive Committee and sits on the Board of Directors of the San Francisco Chapter of NAIOP.
CHIEF EXECUTIVE OFFICER
Jon Mayeda is Chief Executive Officer and Co-Founder of Urban Land Development.
Mr. Mayeda has over 20 years of commercial real estate experience in building rehabilitation, asset repositioning, ground-up development, and entitlements. Mr. Mayeda oversees all of ULD’s operations and has been the visionary force behind the conception, design, and realization of the company’s distinctive real estate projects in San Francisco. Since 2014, Mr. Mayeda built a highly disciplined and well-versed management team to be regarded as a top full-service real estate development firm in San Francisco. Mr. Mayeda’s exceptional ability to strategically acquire, reposition, and develop properties into design-focused urban real estate projects gives him a unique skill set as the CEO of ULD.
Prior to Mr. Mayeda’s professional background in commercial real estate development, he was a project manager for national and regional consulting firms to establish remedial clean-up levels based on the land-use for contaminants in soil and groundwater.
Mr. Mayeda graduated from the University of California, Davis with a B.S. in Environmental Toxicology. He currently serves on the Board of Directors and Investment Committee for Urban Land Capital.
Mr. Covarrubias is Director and Co-Founder of Urban Land Development.
Mr. Covarrubias is Chairman and Chief Executive Officer of TMG Partners, a privately-held, full service development firm based in San Francisco. TMG Partners has been one of the largest real estate developers in the Western United States, well-known for its leadership and expertise in building rehabilitation, asset repositioning, ground up development, entitlement and re-zoning, and historic renovation. Having joined TMG in 1988, he oversees all of the company’s operations and has directed the company since 1995.
Prior to TMG, Mr. Covarrubias’ professional background includes 17 years with Union Bank, including commercial and real estate lending as well as administrative management. In his last position, he served as Senior Vice President and Manager of Union Bank’s Silicon Valley Regional Real Estate Center.
Mr. Covarrubias is a graduate of the University of San Francisco with a B.S. in Business Administration.
Jackson Tai is Chairman and Co-Founder of Urban Land Development.
Mr. Tai is a non-executive director of HSBC Holding PLC, Eli Lilly and Company, and Mastercard Incorporated.
Mr. Tai was Chief Executive Officer and Vice Chairman of DBS Group Holdings Ltd. and DBS Bank Ltd. from June 2002 to December 2007. He joined DBS as chief financial officer in July 1999 and was appointed president and chief operating officer in 2001. Prior to joining DBS in Singapore, he served 25 years with J.P. Morgan & Co. Incorporated, including as managing director and member of the Investment Banking Division management committee. While at J.P. Morgan, Mr. Tai established the Japan capital markets business, based in Tokyo; founded the global real estate investment banking, based in New York; was the senior officer for Asia Pacific, based in Tokyo; and served as senior officer for the Western United States, based in San Francisco.
Previously, Mr. Tai was a member of the Canada Pension Plan Investment Board, a non-executive director of Bank of China Limited, Singapore Airlines, NYSE Euronext, ING Groep NV, CapitaLand, Singapore Telecommunications Ltd. and Jones Lang LaSalle.
In the not‐for‐profit sector, Mr. Tai is a director of the Metropolitan Opera, a trustee of Rensselaer Polytechnic Institute, and a member of the Harvard Business School Asia-Pacific Advisory Board and the Harvard China Advisory Group. He has also served as a director of the Asian Art Museum of San Francisco and the San Francisco Symphony.
Mr. Tai received a Bachelor of Science degree from Rensselaer Polytechnic Institute in 1972, and a MBA degree from Harvard University in 1974.
