The combination of this knowledge and management’s strong extensive network of relationships within the San Francisco Bay Area, including the planning department, policymakers,  other key constituents essential to the approvals process, community leaders and groups, and real estate professionals, allows us to identify and execute the necessary vision for important redevelopment and redevelopment areas. These strengths allow ULD to discover, source, and extract value-enhancing situations for investors.

VALUE DISCOVERY

A key component to ULD’s investment strategy is to source and discover valuation discrepancies and mis-priced assets in the San Francisco Bay Area real estate market.

A fundamental principle is to acquire real estate assets below market or at a competitive cost basis. Examples of asset pricing discrepancies can be found under various conditions: 

  • When San Francisco Bay Area research data is inefficient and may lead to asset-mis-pricing opportunities;

  • Due to planning committee decisions, policy changes in zoning, rezoning, development and redevelopment plans for certain districts;

  • Special situations and distressed opportunities due to economic downturns, market movements, or liquidity requirements; and,

  • Supply/demand imbalance, market trends, movements, macro- and micro-economic shifts.

When assessing an investment opportunity, ULD will evaluate possibilities for post-acquisition, value-creation strategies.

These strategies are initiated at the property level and involve investing in assets that would benefit from property improvements, repositioning, redevelopment, and development.

We believe that creating value by improving obsolete, underutilized, or underdeveloped properties to their highest and most optimal use – repositioning aging and under-managed assets – will generate returns and create value, mitigating the risk of market cycles.

RISK MANAGEMENT

ULD selects real estate projects that address varied supply and demand imbalances in the Bay Area Region’s disparate submarkets, addressing the shortage of housing, rentals, community space, office space, and industrial facilities.

Although strategically focused on the fast-growing Bay Area region, ULD’s portfolio includes a diversified range of asset categories within this targeted focus.
